There is some speculation among analysts that house prices may be starting to rise after a prolonged slump. How much prices will rise, if they actually will, is a different matter because the wider economy remains in a depression. However, rather than significant price rises, what most people who operate in the property market are anxious to see is an increase in the number of homes that are changing hands so that the market will start to move after such a long period of stagnation. Finding Suitable Office Space for Your New Business

Finding good offices to let can be a tricky business if you’re just starting out as a company. Prices tend to be aimed at the high-rollers and often the areas out of which you can afford to work are not ideal for the purposes of your business. However, if you draw up a set of scientific guidelines, detailing your needs and outlining your budget, a determined attitude should get you an office that suits your requirements.

To begin with, you will need to find out how much space you need. Be realistic here; try not to over or under estimate the area in which you will need to work functionally. If you opt for a space that is too big, chances are you’re bank balance is going to feel the ramifications, but if your office is too small, your business won’t be able to work effectively.

Preparing a Lease Agreement for a Commercial Space

If you have a commercial property to let it is important that you prepare an adequate lease agreement. This contract should protect both your interests as the landlord or lady, and the interests of the person to whom the space is being rented.

To begin with, the lease on a commercial space should anticipate problems that are commonly encountered by those entering in to such agreements. It is also necessary that they are, like all Real Property agreements, put into writing.

It is important that your lease agreement mentions both leaser and the leasee by using their full legal names. You should also cite their address and contact numbers.

Next you will need to include the address and name of the property in question. Cite its exact dimensions if possible, and if the space in question is part of another, larger building – a suite perhaps, or a show room in a mall – state this as well. You might also want to mention what alterations, if any, the leasee is allowed to make to the space, and, in addition, state any restrictions on its use.

A good, comprehensive lease agreement will ultimately serve you well in matters of insurance. Discuss the ramifications of any violations to the lease agreement with your brokers and lawyers in order to work out a fail-safe policy to protect your interests.

Padded envelopes among new products unveiled by US Postal Service

The US Postal Service has unveiled a new range of products for the New Year which includes 12.5 x 9.5 inch padded envelopes.

Also announced was a legal-size flat rate envelope measuring 15 by 9.5 inches, and four other new Priority Mail Flat Rate envelopes, all of which will retail for $4.95.

The flat rate gift envelope is designed to protect gift cards from damage or loss caused by the Postal Service’s automated mail sorting machines. Gift cards have grown more popular in the US in recent years, and rates of damage to posted gift cards have also risen. With this new standard sized specialist gift card envelope, the Postal Service hopes to curb this problem.

In the US, Priority Mail travels in a separate mail stream from standard First Class mail, and is normally delivered anywhere in the country in 2-3 days.

Another new introduction is the extension of the Hold for Pickup from just Express Mail to also cover Priority Mail and First-Class Mail commercial packages. Parcels designated as Hold for Pickup are shipped directly to a local Post Office rather than to the recipient’s home address. The package can then picked up at any time during office hours at the recipient’s convenience.

Argos and Homebase to use bubble wrap bags to deliver sofas

In an attempt to reduce the amount of packaging they use, Argos and Homebase plan to deliver sofas and other large items in reusable bubble wrap bags.

Home Retail Group, which owns both companies, explained that sofas are typically shipped with roughly 3kg of packaging materials, and that every year the UK throws away approximately 15,000 tonnes of furniture packaging waste every year.

The new bags are folded bubble wrap envelopes with a non-woven PP inner lining and a LDPE outer cover. They come in four different sizes, and will be inspected and cleaned after each use.

The bags are manufactured in the Far East by Atlas Bubble, and meet all the criteria needed for furniture protection, reuse and handling, and are completely recyclable down existing plastics recycling streams.

Mike Robey, retail programme manager with the company who helped to develop the new bags, explained: “Our experience of reusable packaging indicates the benefits are three-fold: environmental, consumer convenience and cost.”

The move to the new bag comes less than six months after the Home Retail Group became one of the founding signatories of the Home Improvement Sector Commitment to look at the problem of waste in this industry.

The problem with plastic bags is that they dont biodegrade. This means most end up in landfill sites. They can also give off damaging emissions. Bags that dont go to landfill can be unsightly and create litter.

Another problem with carriers is that they can damage wildlife. They can end up strangling or suffocating animals, especially birds. Some wildlife also eat the bags, causing internal damage or choking.

There have even been some reports of discarded bags blowing onto car windscreens, causing accidents due to lack of visibility.

How to Re-use a Plastic Carrier

If you cant avoid taking a plastic carrier from a shop, try to make sure you then use it as many times as possible to minimise the environmental impact. There are lots of ways you can do this.

Ask in charity shops whether they need any carrier bags. They can then use the bags to give to customers, who will hopefully go on to use the bag again and again as well. Similarly, anyone who runs a jumble sale or car boot sale would probably welcome some bags.

You can avoid buying bin liners by using carriers to line bins and collect recycling.
